How to do search engine optimization for web applications

I am currently developing a one-page web application that focuses on functionality. It does not need or needs long paragraphs of text, but those that are loaded there dynamically through javascript and AJAX.

Typically, search engine optimization tips revolve around getting the right percentage of words, etc. But what are the best SEO techniques when your application is heavily dependent on AJAX? Landing page with descriptive text is not an option - it is important that users can immediately start using the application, and it is pretty obvious what it does after downloading it.

When are the meta tags fading in importance in modern search engines the only way to build links or are there tricks that help search engines know what an AJAX-based web application is?
