Wordpress: Custom Post Types: Using Custom Fields or Taxonomy?

I am considering using WP custom message types to create a basic real estate site.

The message type will be for property lists. I decided to have one type of message for sale and one for rent, simply because they have slightly different property information.

A typical listing will need to provide some information, i.e. it's a house, an apartment, or maybe just a piece of land.

What are the pros and cons of indicating this information using custom fields (metadata) compared to using taxonomy (categories and tags)?

I see that it is easy to search for it based on a taxonomy, but metadata of the specified message types may also be requested.

In addition, it seems that this question applies to any messages that require discrete samples: metadata, selection, or taxonomy.

Any thoughts?

My preference for what you are trying to do will be taxonomies for the following reasons:

SEO and user friendly URLs

With categories and tags, Wordpress permalinks are configured to place this information in the URL for you. This will significantly affect the SEO and usability of your site, because you can create URLs, for example:

http://yoursite.com/for-sale/two-bedroom/123-fake-street
