What is the best way to build / design a long complex web form for collecting user input

I need to create a web form that landlords can use to add rental listings. There are 8 required text fields and 2 optional text fields, 11 drop-down lists, 12 check boxes and one large text area. Any suggestions on how to organize them so that they are clean and uncluttered? My concern is that if the form looks long, they may not want to fill it out. So far I have divided the elements on the page into sections, however the page still looks cluttered.

How about a wizard style layout?

Divide the sections into separate pages so that the components are presented separately. Let me know how many sections there are and how far you are in shape. Be careful to keep track of the user's progress, either in the session or while maintaining state in the form.

This approach makes error messages less dangerous for users (you never show them the error message "Please correct the following 34 errors").

Edit: after seeing the current layout of the form, I really think that you currently have a very clear and beautiful execution.
