Special Rail Maintenance Mode

Question

I have a rails 4.1 application that is in production. Recently, there have been one or two cases where it would be useful to have one page in maintenance mode while the rest of the site will live. I would like to switch the maintenance page to foobar.com/sign_in by changing the value of the environment variable or by completing the rake task.

I am open to using a gem or writing my own tool for this. How do other people solve this problem?
